Looking for investing in property in Gurgaon ? Gurgaon Faridabad Road is worth consideration


Are you one of those who have either witnessed first hand or have listened to stories after stories from people you know who have made a killing by investing in the right time at the right places in property in Gurgaon ? Or perhaps you are staying in rented accommodation in Gurgaon and hope to have a house of your own someday soon but either find your dream house too expensive or the ones in your budget are not worth buying. Its something that almost all of us have gone through at some stage of our lives.

Worse still, some of us, out of sheer desperation to get into an investment, make a hurried, uninformed decision and end up in a situation where forget getting returns, we actually end up making a loss, eroding our capital.

If any of the above sounds familiar and you are looking to invest in property in Gurgaon which is still reasonable and is likely to provide very good returns in the future (yes such opportunities still exist!), read on.

Pre 2009: Taking a left from Bristol Chowk towards DLF Phase I would take you onto the Gurgaon Faridabad Road, a two lane dilapidated road riddled with potholes. Driving down around 2 kms down this road would take you to DLF Phase I (Silver Oaks, DLF Plaza etc). Drive down for another 6 kms and you would reach Valley View Apartments - a complex developed by Ansal's comprising of 14 towers. The road was such that if there was a truck that broke down on it (and this was a common occurrence), it would lead to huge traffic snarls with people stuck in jams, sometimes for over 2 hours. Besides, the Valley View Estate apartments stood out like an isolated island in the middle of a vast wilderness with no sign of any life or development around it.

Fast Forward to 2012: Reliance Infrastructure has successfully completed the 4 laning of the Gurgaon Faridabad Road. The transformation is phenomenal. What was once a poorly maintained, potholed riddled 2 lane is now a bustling world class 4 lane expressway with spanking new neon road signs. The expressway has brought down travel time between Bristol Chowk and Valley View Estate from at least 30 mins to below 10 minutes due to average speeds of vehicular traffic now between 60 and 70 kmph. As it stands today there are several roads leading upto this expressway, including two from Golf Course Road and one from the Golf Course Extension road (touted to be the next mega hot spot of Gurgaon).

With improved connectivity comes development. Along the Gurgaon Faridabad expressway are coming up a slew of projects, both residential and commercial, which is going to transform the landscape of this area - all within barely a kilometre of Ansal's Valley View estate.

While travelling from Bristol, the first project just before Valley View Estate is the Paras Trade Centre.

This project is at an advanced stage of construction and is likely to be complete by 2013. It would have shops on the Ground and First Floor and Office suites.



FORE Management School. Campus to come up in the near future

Soon after Valley View Estate is a parcel of land belonging to the FORE Management School. A campus is likely to come up here.

IREO Gurgaon Hills: Super Luxury Project coming up just a stones throw from Valley View Estate and Provence Estate


Adjacent to the FORE Management School land is the land parcel for IREO's Gurgaon Hills. This is a super luxury residential apartment complex launched by IREO.

 
 Krrish Group: Another two ultra luxury projects planned in this area

Move a few yards further and you come across another luxury residential project going to be launched by the Krrish Group: Monde de Provence



Provence Estate: Super Luxury Project, Under construction

Next in line is the already under construction Krrish group project: Provence Estate. This is again super luxury project. In fact, given this area is part of the ecologically sensitive areas of the Delhi Ridge and the Aravalli Range, due to government stipulation, only low density development can take place in this area, such as large, high end luxury apartments. The idea is to keep the population density in check here.



ASF Insignia IT Park: Companies like TCS and Ericsson have already moved in

Go down another 50 metres or so and just off the Gurgaon Faridabad Expressway, the ASF Insignia IT Park comes into view. This is a world class IT park that already houses the likes of TCS and Ericsson.


Ninaniya Group: 5 star hotel - Four Points by Sheraton, Suites and a commercial centre. Under Construction

Back onto the Expressway and just across the road, you will find, already under construction, the 5 star hotel - Four Points by Sheraton and the Keys Prism Suites - both projects of the Ninaniya Group.

Also coming up in this area is the ultra luxury high end apartment complex - The Eiffel. This is a much publicised project of the Krrish Group with bookings in this project being made by invitation only.

There is also plan of converting the current 2 land road that connects the expressway to MG Road (Delhi) at Chatarpur, into a 60 metre expressway.

Given all that is planned in this area, the landscape here is bound to undergo a radical transformation.

Still early days here and in spite of the fact that rates here have gone up by over 50 percent in the last 12 months or so, once the numerous projects in the pipeline near completion, one can expect very handsome gains from current levels.
